What's Included in Your Service Fee
The mandatory Service Fee (set at 10 THB per square metre of Land Plot per month (current rate), billed annually) covers:
• All Common Areas and Facilities maintenance and repairs
• Main swimming pool cleaning and upkeep
• 24-hour security and CCTV
• Landscaping, pest control and garden maintenance
• Rubbish collection and estate management
• Clubhouse and fitness centre
• Common area water & electricity costs
• Estate insurance
Not included (available separately): internal villa cleaning, laundry, internet and satellite services, internal pest control, and private garden landscaping.

What You Should Know ?
What costs are not included in the Service Fees?
The following are charged separately:
• Electricity and water consumed within your villa (billed based on actual metered usage)
• Internal villa repairs and maintenance
• Internal cleaning and laundry services (available upon request for an additional fee)
• Internet, satellite television, and telephone services
• Pest control inside the villa
• Landscaping within your private Land Plot
Can Pranaluxe Management enter my villa?
Pranaluxe Management may only enter your villa with a minimum of 48 hours’ prior written notice, except in the case of an emergency. Garden and exterior Land Plot areas may be accessed without notice for landscaping and exterior maintenance purposes.
Who maintains the common areas?
Pranaluxe Management is responsible for the upkeep of all common areas and facilities. This includes pool cleaning, landscaping, pest control, security, rubbish collection, road maintenance, and the management of the clubhouse and fitness center.
How are my personal property electricity and water billed?
• Electricity: Billed monthly based on actual metered usage at the prevailing government rate.
• Water: Billed based on actual metered consumption; additional water sourced externally (if required) will be invoiced on a pro-rata basis
What is the Sinking Fund Fee?
A one-time Sinking Fund Fee of 125 THB per square meter of land plot is payable upon handover. This fund covers emergency maintenance, equipment failures, and any shortfalls in service fee collections related to the Common Areas and Facilities.
